Lugard Road

Stylish and extended three bed Peckham terrace of 1389 square feet, on the southerly-side of Queens Road - just a 5 minute walk from Queens Road Peckham Station, for regular and Overground services (Nunhead and Peckham Rye stations are also within a 15 minute walk). Nunhead Green and villagey high street area is a 10 minute stroll for independent shopping and an active community centre by AOC architects. The house itself has loads you’ll like - aside from its generous footprint - including its south-east facing garden. Local schools include John Donne, Edmund Waller and Ivydale primaries. Parking is unrestricted, on-street. Freehold.

In the front door and it’s a left into the large opened-up reception room in a bold navy hue. Built-in alcove storage is a real box-ticker, as is the lovely bay window. Straight ahead from the hall you have a downstairs shower room with smart white brick-style tiling and contemporary white suite and fittings. From the rear reception space, you access further reception and kitchen space (this place is great for both entertaining and the day to day). Large skylight windows feature over the former side-return area, and a modern slick kitchen impresses with solid wood counters and cool breakfast bar. Large format tiling on the floor runs through the entire space which includes a natural and double-aspect dining area to the rear of the house. Double-glazed doors - in sliding, folding and French forms - are a welcome decision back here, and fully exploit its sunny disposition.

Up to the half landing and you first land upon a long double bedroom that stretches over 17 feet. Adjacent is the upstairs bathroom with square ceramic tiling detail. Off the landing proper you have another double bedroom of over 11 feet by over 10, and a large master bedroom of over 15 feet by 11 feet.

The QRP area, a few minutes from the house, is attracting more attention than ever before, with a growing number of eateries, drinkeries and shopping opportunities such as Kudu restaurant, Beer Rebellion, Vintique (vintage furniture in one of the railway arches), Blackbird Bakery and Mamma Dough pizzeria. Walk 10-15 minutes west for Rye Lane and Bellenden Road and more options.

Heading east, you’ll hit New Cross for nice pubs plus Curzon cinema and contemporary art gallery - both on the Goldsmiths campus. Nunhead has your closest high street area. Here we love Ayres bakery and Soper’s wet fish shop. Also El Vermut and Babette for food and wine.

Green space? Telegraph Hill’s parks are close (check out the Farmers’ Market on Saturdays at the lower park), plus Peckham Rye Park & Common’s 113 acres. Nunhead Green is smaller but most local and has a cute and recently installed playground.
