Lavengro Road
Tidy and bay-fronted nineteen thirties terrace in a smashing location: a quiet tree-lined street that’s set off grand Lancaster Avenue, between West Norwood and Dulwich Village’s respective centres. The property has been owned and enjoyed by the same family for a few decades! There’s obvious extension potential (to the rear and loft); many of the neighbours have extended their homes, maximising the possible square feet. Currently, excluding the loft, the house is a respectable 1120 square feet, with three bedrooms (two big doubles and one large single). A low-maintenance, east-facing garden - directly accessed from both the dining room and kitchen - is over 30 feet. Parking is unrestricted, on-street. Freehold.
A walled front garden sets the house back from the pavement. In through the front door and to your left you have the first reception room of over 16 feet by over 12. This is open to the second reception (a natural dining room) of over 14 feet by nearly 12. Pale carpets are underfoot and both spaces have attractive fireplaces. A back door (set between two windows) opens onto the garden. The floor is finished with a neat kitchen that has solid wood wall and base units. A back door from the kitchen opens onto the garden which gets great early sun.
Up the stairs and the independent w.c. is directly ahead, with modern shower room next door. The master bedroom of over 16 feet by over 12 has an easterly orientation and loads of built-in storage. Set behind this is a second large double of over 14 feet by over 12. This room has a built-in wardrobe to one alcove, solid wood flooring, and garden views. A linen cupboard is accessed from the landing (as is the loft). The large single bedroom sits next to the master - an ideal nursery, guest, home office or hobby room.
Getting to work? Walk to West Dulwich Station in 9 minutes, Tulse Hill Station in 11 and West Norwood Station in 14. There are plenty of handy bus routes you can utilise too, from nearby Thurlow Park Road (AKA the South Circular) - directions Elephant & Castle, Euston and Clapham. Local schools include Elmgreen and Rosemead. Nelly’s Nursery is close too, and well-liked. Rosendale Road (walk 5 minutes) has a sweet independent high street with handy shops and a good butcher (Scotch Meats). Also a good local (with garden) is The Rosendale. West Norwood (walk 11 minutes) has a strong high street and even a new cinema and community theatre. You are also but a 15 minute walk from Dulwich Picture Gallery and Dulwich Village. Green space is easily reached - Dulwich and Belair Parks are your most local ones. West Norwood Cemetery in the other direction is also a bit special.
