Jerningham Road
Beautiful two bed conversion flat of 675 square feet, on the top (second) floor of a huge and handsome period terrace. Enjoy the building’s east-west orientation – it makes for a particularly bright pad. Find it in a smashing position within the Telegraph Hill conservation area: the most highly-coveted address in the New Cross area. Welcome features include stripped floors, old school style radiators and a fresh decorative scheme. It’s a 2 minute walk to New Cross Gate Station, for regular and Overground services. Parking is unrestricted on-street. Long lease.
There are just three other flats and each is part of the ‘right to manage’ company for the building (so you have control over maintenance costs). You share the communal hall with two other flats. Here, original floor tiles and pale decor serve up a warm welcome. Take the stairs to the first floor and open your own front door to a well-lit stairway (thanks to a huge skylight window) to the landing area.
The generous reception room is set to the front of the building. It’s over 15 feet by over 11 feet, with three double-glazed sash windows, plenty of space for seating and dining areas, and with a neat alcove for your bits and pieces. The modern bathroom has a white suite and over bath shower. The kitchen is a contemporary, fitted number, with dark grey gloss units, and smart blue tiling against crisp white walls. The bedrooms sit to the rear of the property – both with double-glazed sash windows and leafy views. The master bedroom is over 13 feet by over 12. Pop down a couple of stairs from the landing to the second bedroom which is over 10 feet by over 8.
Once the home of Victorian poet Robert Browning, this pretty, hillside residential area was developed in the late 19th century, replacing market gardens (owned by the Worshipful Company of Haberdashers, who controlled the development) with high-standard housing, on wide, tree-lined streets. From the upper parts of these, and the two parks (Upper and Lower), you have superb London skyline views.
Telegraph Hill's been somewhat of a magnet for first time buyers and downsizers alike since the London Overground line at nearby New Cross Gate, New Cross and Queen’s Road Peckham stations (all Zone 2) further opened up the transport links beyond the already-strong links. It’s just one stop to London Bridge. Bask in the connectivity of Zone 2, with a green environment and community spirit too. Local events include a monthly Farmers’ Market, pop-up restaurants and reliable cafe grub at The Hill Station, and a month-long creative festival in March.
What else is about? A Curzon cinema, gym and art gallery are open to the public, on the Goldsmiths campus, just a short walk away. A large Sainsbury's sits behind NXG station for groceries, and there are cool independent shops, cafes and restaurants (both established and newbies) alongside the gastro-pubs. We particularly like The Rosemary, The London Particular, The Rose, Kudu, Beer Rebellion, and Blackbird Bakery. Peckham, Brockley and Deptford are close for further options.
Local schools and nurseries are highly-regarded and include Ofsted-rated ‘Outstanding’ Haberdashers' Aske's Hatcham College (covering 3-18) and Edmund Waller Primary (Ofsted-rated 'Good').
