Telegraph Hill's been somewhat of a magnet for first time buyers and downsizers alike since the London Overground line at nearby New Cross Gate, New Cross and Queen’s Road Peckham stations (all Zone 2) further opened up the transport links beyond the already-strong links. It’s just one stop to London Bridge. Bask in the connectivity of Zone 2, with a green environment and community spirit too. Local events include a monthly Farmers’ Market, pop-up restaurants and reliable cafe grub at The Hill Station, and a month-long creative festival in March.

What else is about? A Curzon cinema, gym and art gallery are open to the public, on the Goldsmiths campus, just a short walk away. A large Sainsbury's sits behind NXG station for groceries, and there are cool independent shops, cafes and restaurants (both established and newbies) alongside the gastro-pubs. We particularly like The Rosemary, The London Particular, The Rose, Kudu, Beer Rebellion, and Blackbird Bakery. Peckham, Brockley and Deptford are close for further options.
