Ivydale Road

A neat and substantial Victorian terrace of over 1400 square feet inclusive of the cellar space, but excluding the loft (many neighbours have chosen to convert theirs, with relevant permissions). A south-west facing garden of over 35 feet backs onto neighbouring playing fields, providing a surprisingly verdant setting. Nunhead Station is a 9 minute walk, or you can walk to Queens Road Peckham or Brockley stations in 18 minutes; both of these have both regular and Overground services. Freehold.

A practical front garden sets the house back from the pavement. On entry, beyond the porch area, the large double-reception sits off to your left and stretches over 26 feet. Neutral walls and decorative coving and ceiling roses here. Up the hall and you arrive at the large kitchen/diner which runs over 23 feet by over 12, with attractive bay window onto the side return area. The back door is at the foot of the room. The access to the cellar is from the dining area. The garden has both paved and lawned areas with generous borders.

Up the stairs and from the half landing you have a large double bedroom at the very rear of the house. It’s over 15 feet by over 10 and has built-in wardrobes. Adjacent is the bathroom with simple white suite that’s contemporary in style, with over bath shower. From the landing proper you access the second double and master bedrooms (of over 11 feet by over 11 feet, and over 17 feet by over 14 feet). Both rooms have generous built-in storage for clothing etc. to their respective alcoves.

Nunhead’s high street has a strong selection of independent shops and places to eat and drink. We like classy newcomer El Vermut and established favourites Babette and Four Hundred Rabbits, plus Soper’s wet fish shop and  Ayre’s bakery. The Nunhead Gardener is well-liked, close to the station. You also have a community centre by AOC architects, and a village-style green with playground area. Nunhead Cemetery (one of “The Magnificent Seven”) is also close for more greenery and some super views, as is Brenchley Gardens and One Tree Hill.

For more options, Peckham, New Cross, Brockley, Deptford and Dulwich are a short distance.

Local school provision is good with Ivydale Primary and Nursery just over the road. Banana Moon Day Nursery on Machell Road is also fairly close by, on Machell Road.
