Grove Park

Architect-designed, two double bed, first floor apartment on one of Camberwell Grove conservation area’s finest streets. Bright, spacious, and coming with a share of the building’s Freehold, the apartment also benefits from secure underground parking, communal gardens, and two independent balcony spaces – the reception and both bedrooms open onto private outside space with leafy views. You also have both bath and shower rooms (the shower room is en suite to the master) and lots of welcome, well-considered, built-in storage. Peckham Rye and Denmark Hill stations (both Zone 2) are your closest, with main line and London Overground services. Walk to either in just 10 minutes. London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf (via Canada Water), among other destinations, are quickly reached. Chain free.

Communal areas are neat and well-kept. Once in your flat, swing a left into the huge reception/kitchen/dining room that’s over 18ft by over 16ft. The kitchen spec. is impressive and includes high-end, integrated appliances. Our favourite thing about the huge living space, though, is the full-southerly, maximum-sunshine orientation. Huge room-spanning sliding doors (timber framed) exploit the brilliant, green views from the high vantage point that Grove Park affords.

It’s back to the hall for accessing the property’s main bathroom with contemporary white sanitary ware, large profile tiles with mosaic detail, and a large independent shower. Two large storage cupboards are also accessed from the hall. Following the hall round, the second bedroom sits to your right. It has a neutral decorative scheme, new grey carpet to the floor, and recessed lighting. Big, welcome, timber-framed sliding doors again feature, and it’s out of these to the front balcony to long, tree-lined street views (which the master bedroom also opens to). The master bedroom is the final room of the tour, with pale grey carpet again, a hotel-slick en suite shower room, and large built-in wardrobes.

A fine spot to call home. Fancy Bellenden Road is a 10 minute walk away with eateries such as Artusi, The Begging Bowl and Ganapati, and independent shops such as The General Store, Review and Flock & Herd butchery. Cafe culture is alive and thriving; check out Anderson’s on Bellenden Road, and Small White Elephant and Petitou on Choumert Road. Beyond these streets, Rye Lane offers up banks and handy high street shops, markets, Peckham Levels, The Bussey Building and Peckham Plex cinema (newcomer Tonkotsu for ramen is a must eat at!). Central Camberwell is a similar distance by foot. We like The Camberwell Arms, Theo’s, The Vineyard, The Hill Bakery and The Crooked Well especially. Camberwell leisure centre is also a good spot for a smart Victorian pool, and good gym facilities plus classes. Or pop down to Butterfly Tennis Club or Zen Yoga. Both are even closer, at the foot of Camberwell Grove.

Lettsom Gardens is popular with locals; you can get your key for a nominal yearly fee. A large Sainsbury’s store is close by on Dog Kennel Hill, by Dulwich Hamlet FC. Local parks include Ruskin Park – with bandstand events throughout the summer plus a delicious Farmers’ Market (10am start on Sundays), Warwick Gardens and Peckham Rye Park and Common.
