Viewings from Saturday 24 August 2019 - call to view on 020 3318 8900.

Classy three double bed, bay-fronted Victorian terrace of circa 1180 square feet - exclusive of the large cellar and loft spaces. Find it on a quiet and tree-lined residential street in New Cross’s desirable Hatcham Conservation Area, a short stroll from Haberdashers’ Aske’s Hatcham Temple Grove Primary School (3-11) and 10-12 minutes from both New Cross Gate and Queen's Road Peckham stations (zone 2 and on the London Overground network).

The house has a lovely established rear garden of nearly 50 feet, and a small yet smart low-maintenance front garden too. Car parking is unrestricted on Edric Road, and a large bike parking locker has recently been installed just across the street. Welcome features include the large kitchen/diner with French glazed doors that open onto the garden, plus recently-installed double-glazed wooden sash windows, solid oak floors and pale carpets, and a huge cellar of 70 square feet. Freehold.

Hatcham CA is a little-known but well-connected residential pocket of south London. From 1614, the land was owned by the Worshipful Company of Haberdashers. When the manor house (named 'Hatcham Park’) was demolished circa 1840, terraced homes were permitted to be built to strict specifications. Saved from proposed demolition in the seventies(!), Hatcham Conservation Area was designated by Lewisham Council in 1990.

Back to the house itself. In the front door and your large through-reception sits to your left. The front reception room is over 13 feet by over 11 feet and has a pretty bay window and restored original fireplace and hearth. Built-in shelving sits in the alcoves. The second reception has a sash window onto the side return area and shelving to one alcove too. At the end of the hall, the door to the cellar is on your right. Currently it is used for storage but more could be made of it should you fancy a future project. Next up on your left is a handy windowed downstairs w.c. Ahead and the large and double-aspect kitchen/diner stretches almost 20 feet and has a long bank of handle-free gloss white fitted units to the right wall, paired with a glass splashback. Another bay window here is the perfect place for your table and chairs, and for formal or casual dining.

Up to the half landing and set at the back of the house you have a large double bedroom with double-aspect. It’s over 15 feet by nearly 10 and has pale carpets and pale walls, plus garden views to the rear. The bathroom is adjacent with contemporary white suite and fittings, and over bath shower. From the main landing you have the master to the front (over 15 feet by over 11) and the third double bedroom. Both are in pale hues. On the landing you have a built-in shoe wardrobe, and from the landing you can access the large loft for storage via the loft hatch.

For the commute or adventures you are close to two stations (it’s one stop to London Bridge from NXG, or two from QRP). Or take a short bus ride from nearby Old Kent Road to Elephant & Castle and beyond.

We’re big fans of New Cross which boasts a growing number of pubs and eateries, including The White Hart, The Rose Inn (ace pizza menu plus top roasts on Sundays), The New Cross House, The Telegraph at the Earl of Derby, The Amersham Arms, Fat Slice and The London Particular cafe. Thanks to Goldsmiths University, New Cross also has a contemporary gallery and Curzon cinema, which are both very much open to the public. Of the weekend, Deptford, Greenwich (both have great markets) and Peckham Rye are all close. Surrey Docks Farm is a good shout as well. Pick up your fresh loaf from Blackbird Bakery by QRP station, or at Ayres on nearby Nunhead Lane. While you’re in Nunhead, Bambuni deli and Soper’s wet fish shop are also good recommendations. For the regular ‘big shop’, the big Sainsbury's by New Cross Gate station will serve you well, or it's a short drive to large Tesco stores on Old Kent Road or Surrey Quays, or Asda or Aldi.

Your most local primary schools are Haberdashers' Aske's Hatcham Temple Grove (a feeder school for the highly-regarded local HA secondary school), Kender, and Edmund Waller. And all have good nurseries, from 3 years.
