Crystal Palace Road

Charming two bed conversion garden flat that’s complete with brick-built garden studio. The property sits on a delightful residential road that’s within a short walk of Lordship Lane, Bellenden Road and Rye Lane. Goose Green and Peckham Rye Park and Common are close, too, and East Dulwich and Peckham Rye stations are a 10-15 minute easy stroll away. Parking is unrestricted, on-street. Leasehold, with Freehold owned by Southwark Council.

The flat takes the entire lower ground floor of a handsome Victorian townhouse, benefits from its own front door, and is bestowed a delightful west-facing garden of well over 60 feet. On entry, there is a large store to your right (sitting under your neighbour’s front steps), and further up the hall another storage cupboard features as well. Through a door to your left and then it’s another left into the first of the bedrooms. A navy hue is a bold but great decision on the walls, and plantation shutters and solid wood floors are further welcome features. The reception area is up next - at over 11 feet by over 10 - and here find more wooden floors, a cool vertical radiator, and built-in alcove shelving, Beyond is the kitchen. It’s a cool retro-style cream gloss fitted number, with brick-style ceramic tiling and an exposed brick wall as well. The whole space is really bright owing to the casement window at the foot of the room and three large (also timber-framed) skylights above. Completing the flat - accessed from the reception room - to your right, is a modern internal bathroom with contemporary white suite, and to your left, the second bedroom with simple white walls, and window to garden views.

The garden is well-established with deep borders and a healthy lawn. It boasts a mature and fruit-producing, fig tree, loquat tree, and rosemary, blackberry and gooseberry bushes. There are also rosemary and lavender bushes and potted chives and mint plants. The double-aspect garden studio is a true delight with French doors and (south and west-facing) windows. A perfect hobby room or home office.

This flat is extremely well-placed; East Dulwich leisure centre is super local for pool, gym and classes. Or you can sign up for Military Fitness on Peckham Rye! You’re in between two Zone 2 stations - East Dulwich and Peckham Rye; the latter gives you the Overground line links and Thameslink trains, in addition to regular London Bridge and Victoria options.

Independent shopping on Lordship Lane is a must. We love SMBS, The Cheese Block, Mons and William Rose (butchery). There’s an M&S Food Hall also. Local cafes include the lovely one on Peckham Rye itself (Cafe on the Rye), and Cafe G on Peckham Rye (the road). There’s a sweet row of shops close by on East Dulwich Road, including a chippy, beer shop and even an ice cream parlour. The Flying Pig is a top gastro pub offering. Further locals include The Clocktower, The Gowlett, The Great Exhibition, The EDT, and The Actress and The Bishop(!).

If you’re eating out, we recommend locally: Banh Banh, Peckham Bazaar, The Begging Bowl, Artusi, Ganapati, Miss Tapas, Mr Bao, Levan and Franklins. For more options, you’re close to Nunhead, Camberwell, Dulwich Village and Herne HIll.
