Crystal Palace Road

Big, beautifully turned-out one bedroom flat of 519 square feet with own front door, side-access and private garden, on a delightful residential road that’s close to Lordship Lane, Bellenden Road and Rye Lane. If the place looks familiar, it may be that you've previously come across it - when it featured in the popular publication: Period Living Magazine. Walk to East Dulwich Station in 10 mins or Peckham Rye Station in 14 (both Zone 2). Goose Green and Peckham Rye Park & Common’s 113 acres are also close. Parking is unrestricted, on-street. Share of Freehold.

The flat takes the entire lower ground floor of a handsome Victorian, bay-fronted semi. Pleasingly, a smart paved area on entry is demised to the flat. You also have a private entrance, and once in, handy storage to your right. Turn left and the first room is off to your left: a generous bay-windowed bedroom of over 13 feet by nearly 13 feet. Stripped floorboards, white walls, recessed lighting and an old school style radiator are all welcome decisions, which run throughout the flat.

Through double doors (nice touch, such a thoughtful renovation) from the hall and you open into the reception room that’s open plan to the kitchen. A huge room again, this time at over 16 feet by over 11. The bank of kitchen units are timeless and Shaker in style, teamed with solid wood counters and a ceramic Butler sink. Beyond this room is a brilliant utility space (where you’ll also find the back door), with matching cupboards and counters, and beyond this, the property’s bathroom with traditionally-styled white sanitaryware. Cleverly, the room also hosts an independent shower with oversized shower-head.

The private garden is a paved, low-maintenance affair, and gets lots of early sun thanks to its easterly orientation. Side access is top news for summer nights with friends plus BBQ.

This flat is extremely well-placed. East Dulwich leisure centre is super local for pool, gym and classes. Or you can sign up for Military Fitness on Peckham Rye. You’re in between two strong stations, and Peckham Rye gives you the Overground line links in addition to regular London Bridge and Victoria options.

Independent shopping on Lordship Lane is a must. We love SMBS, The Cheese Block and William Rose (butchery). There’s an M&S Food Hall also. Local cafes include the lovely one on Peckham Rye itself (Cafe on the Rye), and Cafe G on Peckham Rye (the road). There’s a sweet row of shops close by on East Dulwich Road, including a chippy, beer shop and even an ice cream parlour. The Flying Pig is a top gastro pub offering. Further locals include The Clocktower, The Gowlett, The Bishop and EDT.

If you’re eating out, we recommend locally: Banh Banh, Peckham Bazaar, The Begging Bowl, Artusi, Ganapati, Miss Tapas, Mr Bao, Levan and Franklin's. For more options, you’re close to Nunhead, Camberwell, Dulwich Village and Herne HIll.
