Open your front door and a neat kitchen sits off to your left with neat fitted units and smart black granite work tops, recessed lighting, plantation shutters for privacy on the lower panes, and space for table and chairs. The floor is tiled. Solid oak floors run from the hall through to the huge reception. At 15 feet by 24 feet you’ll be impressed, as will the guests you must entertain here. The latter part of the reception room has a glazed roof which is a brilliant touch and makes for a wonderfully-bright room.
Upstairs find two carefully-considered bedrooms (of over 15 feet by 9, and over 8 feet by over 7) and your bathroom with white suite, twin sinks, and shower over the bath. It’s double-height too. Up again to the master bedroom which is 15 feet long with lots of windows and churchy views.
Peckham Rye station is a mere 3 minute walk for London Overground and regular services. You’re also so close to buzzing Bellenden Road with its cafes, pubs and independent shops. Review book store, Anderson’s, Flock & Herd butchery, The Begging Bowl, Artusi and Ganapati are a handful of our favourites. The Montpelier, Bar Story, Brick Brewery Taproom and The Victoria Inn (with Roa mural) are well-liked local watering holes. On Blenheim Grove we like newcomer Levan and oldie but goodie Il Giardino.
Rye Lane is a short walk for Peckham Plex cinema, The Bussey Building & Copeland Park complex and Peckham Levels. In the summer months, rooftop drinks are all the rage at Frank’s and atop The Bussey (where you’ll also find rooftop movies). East Dulwich’s Lordship Lane, Dulwich Village and Camberwell are all close for more options.
Your most local schools include The Belham and Bellenden primaries, and The Villa Nursery and Pre-Prep. is well-liked on nearby Lyndhurst Grove (walk 8 minutes).
